What to know before you go

The city cannot grow, and that is the entire story of the rent

Brighton and Hove is pinned between the English Channel and the South Downs National Park, which was designated in 2010 and whose boundary runs along the top of the city. The built-up area is roughly three miles deep and it has nowhere to expand to. Add a very large student population across two universities, a strong second-home and holiday-let market, and an hourly train to London that makes commuting realistic, and you get the structural result: rents at or near the highest in England outside London and the South East commuter ring, in a city whose local wages are not London wages. Nothing about the rental market here makes sense until you understand that the supply side is physically capped. Budget accordingly, and expect to compete for anything decent within hours of it being listed.

Section 21 no-fault eviction is gone, and your tenancy has no end date

The Renters' Rights Act converted every assured shorthold tenancy in England into a periodic assured tenancy from 1 May 2026. There is no fixed term to expire: you can give two months' notice at any point, and a landlord can only end the tenancy on a specified statutory ground. Rental bidding is unlawful — a landlord must advertise a price and cannot invite or accept more than it — which matters more in Brighton than almost anywhere, because this is exactly the market where being invited to bid over the asking rent used to be normal. No more than one month's rent may be demanded in advance.

There is no visa sticker and no BRP card — your status is an online record

UKVI stopped issuing visa vignette stickers to successful new applicants on 1 July 2026, and biometric residence permits ended before that. Your permission exists as an eVisa in a UKVI account, and you prove it by generating a share code for a specific purpose, which an employer or landlord enters online. Set the account up and check every detail before you fly — there is no physical document to fall back on if the record is wrong.

Apply for a National Insurance number in your first week

Critical

You can only apply from inside the UK, so it cannot be arranged in advance. Payroll needs it to tax you correctly; without it you can work legally but will usually be put on an emergency tax code and have to reclaim. Check first whether you already have one printed in the remarks on an old BRP card.

Almost every share house here needs planning permission, and possibly a licence too

Brighton and Hove operates a citywide Article 4 direction, which removes the permitted development right to convert a family house into a small house in multiple occupation. In plain terms: turning a house into a share house anywhere in this city requires planning permission, not just a licence, and the council actively refuses applications in areas already dense with HMOs. Separately, any HMO with five or more occupants from two or more households needs a mandatory licence, and the council has operated additional licensing designations for smaller HMOs at various points — those designations are time-limited and have changed, so check the council's current position for the specific address rather than assuming. The practical effect for you as a renter is that share-house supply is deliberately constrained, rooms are expensive, and an unlicensed or unpermitted house is not a bargain — it is a property that may be shut down.

The London commute is real, and so is what it costs

Important

Brighton to London Victoria or London Bridge is about an hour on the Brighton Main Line, with Thameslink running straight through to Blackfriars, St Pancras and beyond, and Gatwick roughly half an hour up the line. That is why a substantial slice of the city works in London — and why 'DFL' exists as a word. What the estate agent will not lead with is the annual season ticket, which runs well over £5,000 and is revised every March, on top of London Underground travel at the other end. Model the full commute cost against the rent difference before you decide this is the cheap option, and talk to someone who does the journey about the line's reliability record before you commit to doing it five days a week.
