Things most newcomers don’t know
An employment letter is what stands in for the credit file you do not have.
You cannot manufacture Canadian credit history in your first month, but you can arrive at a viewing with a letter confirming role, salary and start date, plus references and identification. Landlords are managing risk and want something concrete to weigh. Have the packet printed before your first viewing rather than after your third rejection.

In a 4% vacancy market you are allowed to say no, and most newcomers do not realise it.
CMHC's October 2025 survey put London's purpose-built vacancy rate at its highest in fifteen years. That changes the etiquette: you can view several units, take a day to decide, decline a demand for a co-signer or a year of post-dated cheques, and ask for an incentive. Arriving with a Toronto-shaped assumption that any acceptance is a win is how people sign a bad lease in the one Canadian market where they did not have to.

Ask to see the City rental licence, and know that a renovation eviction needs a second one.
London runs two municipal licensing schemes that most Ontario cities do not. Under by-law CP-19 a residential rental unit licence is required for most small rental properties — four or fewer units where the owner does not live there — with a property standards and fire inspection for a new licence and the licence posted near the front entrance; apartment buildings and townhouses are exempt. And since 1 March 2025 a landlord serving an N13 notice for extensive repairs must hold a building permit and apply for a rental unit repair licence within seven days, at $600 per unit, supported by a professional's report that vacant possession is necessary — with the tenant's right to return afterwards at the pre-renovation rent built into the scheme. Neither shows on a listing site and neither appears in general Ontario renting advice.

Several major banks issue unsecured cards to recent immigrants on the strength of an immigration document and an employment letter, with no Canadian score required. TFSA room starts the year you became a resident, not the year the scheme did.
Canadians accumulate room every year since 2009 and the cumulative figure is large and endlessly quoted online. Newcomers accrue it only from the year of arrival, and the over-contribution penalty is charged monthly on the excess. It is one of the most common expensive newcomer mistakes in Canada precisely because online advice is written for people who have always lived here.
