The Renting Homes (Wales) Act 2016 came into force on 1 December 2022, four years before England's Renters' Rights Act, and it is a different regime. You do not sign a tenancy; you sign an occupation contract, and you are a contract-holder rather than a tenant. Your landlord must give you a written statement of the contract within 14 days of the occupation date. For a standard contract starting on or after 1 December 2022 a landlord's no-fault notice under section 173 needs six months and cannot be served in the first six months — so a new contract-holder who does not breach the contract effectively has a year's security from day one. Separately, every landlord in Wales must be registered with Rent Smart Wales, and any landlord who manages the property themselves must hold a licence and have completed approved training; if they use an agent, the agent must be licensed. There is a public register you can search. Any article that tells you about Section 21, assured shortholds or the 2026 English reforms is describing a different country's law.

This is the most recent local change and almost nothing online reflects it yet. Swansea Council agreed a new HMO licensing policy on 2 October 2025, and the Additional HMO Licensing (Castle, Uplands, St Thomas and Waterfront) Scheme 2025 took effect on 14 February 2026, running to 14 February 2031. It replaces the 2020 scheme that covered only Castle and Uplands, so St Thomas and the Waterfront are now inside the licensed area for the first time, and licences issued from that date carry new conditions on repair and on energy efficiency. If you are taking a room in a shared house anywhere in those four wards — which is most of student and young-professional Swansea — the licence is a check worth making, and an unlicensed house is a property that may be closed under you rather than a bargain.

UKVI stopped issuing visa vignette stickers to successful new applicants on 1 July 2026, and biometric residence permits ended before that. Immigration is reserved to the UK Government, so this is identical in Swansea, London and Edinburgh: your permission exists as an eVisa in a UKVI account, and you prove it by generating a share code for a specific purpose, which an employer or landlord enters online. Set the account up and check every detail before you fly.

You can only apply from inside the UK, so it cannot be arranged in advance. Payroll needs it to tax you correctly; without it you can work legally but will usually be put on an emergency tax code and have to reclaim. Check first whether you already have one printed in the remarks on an old BRP card.

The DVLA — the agency that issues every driving licence in Great Britain and registers every vehicle — is headquartered in Swansea and is by a distance the largest single-site employer in the city. It is also part of the civil service, which means recruitment is governed by the Civil Service Nationality Rules rather than only by your right to work. Those rules restrict most posts to UK nationals, Irish nationals, Commonwealth citizens and EU, EEA and Swiss nationals with the relevant status, plus certain family members — a different test from a Skilled Worker visa, and one a great many perfectly eligible workers do not meet. The same applies to the other public-sector employment in the city. Swansea University, Swansea Bay University Health Board and the private engineering and technology employers around the bay are where the sponsored roles actually are, so check the nationality requirement in the advert before you invest in an application.

NHS Wales has been free of prescription charges at the point of dispensing since 1 April 2007. If you take regular medication that is a real recurring cost that simply does not exist here and does exist over the border — and English prepayment-certificate advice is irrelevant to you. Structurally, Wales has health boards rather than trusts: Swansea Bay University Health Board both plans and delivers care for Swansea and Neath Port Talbot, so referrals, hospitals and community services sit inside one organisation. It was renamed on 1 April 2019 when Bridgend moved to a different board, so anything still saying 'Abertawe Bro Morgannwg' is out of date.
