Yonkers is not New York City, and it is not the rest of New York State either
CriticalThis is the fact everything else hangs off. Yonkers is in Westchester County, so you do NOT pay New York City's resident income tax — but Yonkers is one of exactly two places in the state that levies its own. A Yonkers resident owes a surcharge of 16.75% of their net New York State tax, and a non-resident who merely works in Yonkers owes a 0.5% earnings tax on those wages, filed on Form Y-203. Somebody reading a New York City guide will overestimate the tax; somebody reading an upstate guide will miss it entirely. Both are wrong, and the second one finds out at filing time.
Rent stabilisation DOES apply here — it is not a New York City-only thing
CriticalOutside New York City the Emergency Tenant Protection Act covers Nassau, Rockland and Westchester counties plus the City of Kingston, and Westchester is where most of that stock sits. ETPA generally reaches buildings of six or more units built before 1974 — which describes a very large share of Yonkers's apartment blocks. A stabilised tenancy means capped annual increases set by the county Rent Guidelines Board, a right to a renewal lease, and protection from eviction except on statutory grounds. Ask whether a specific unit is stabilised before you sign anything, because nothing about the listing will tell you.
Westchester property tax is among the heaviest in the country, and Yonkers's tax rate looks insane until you understand why
CriticalThe City of Yonkers publishes a total tax rate above USD 1,000 per USD 1,000 of assessed value. That is not a typo and it is not the highest rate in America — it is the arithmetic of a city that has not reassessed in decades. The residential assessment ratio for the 2026 roll is 1.41%, so a home worth USD 600,000 carries an assessed value near USD 8,500, and the bill lands around USD 10,000 a year once the county levy and the refuse and sewer district charges are added. Whether you buy or rent, that number is in your housing cost. Compare it against the purchase price, not against a rate table.
Do not put a moving truck on a parkway
CriticalNew York's parkways — the Saw Mill River, Cross County, Sprain Brook, Bronx River and Hutchinson River, all of which cross Yonkers — ban commercial vehicles by law. NYSDOT's own warning says the stone bridges have posted clearances as low as 6 feet 11 inches and that towing a wedged tractor-trailer out can cost over USD 10,000, on top of fines, points and liability for the bridge. Every satnav in the world will happily route a rental van onto the Saw Mill. Set the vehicle profile to truck, or use the Thruway and the Major Deegan.
Your Westchester minimum wage is the downstate one — USD 17.00, not USD 16.00
ImportantNew York runs two minimum wages. From 1 January 2026 it is USD 17.00 an hour in New York City, Long Island and Westchester County, and USD 16.00 in the rest of the state. Yonkers is Westchester, so it is on the higher tier — the same floor as Manhattan. A job advertised at 'the New York minimum wage' has to be read carefully, because upstate employers quote the other number and the gap is a dollar an hour.
One Bee-Line fare gets you onto the New York City subway
ImportantYonkers's local buses are Westchester County's Bee-Line, not the MTA — but they take OMNY, and a Bee-Line transfer is accepted on the NYC subway and local buses with no additional charge within two hours of boarding. The base fare is USD 3.00 from 4 January 2026, USD 1.50 reduced, and OMNY caps you at 12 paid rides in any seven-day period, after which the week is free. For a household deciding whether Yonkers works without a car, that transfer rule and that cap are the two numbers that decide it.
Register for the STAR credit the moment you buy — nobody does it for you
ImportantNew York's School Tax Relief programme cuts the school portion of your property tax bill, and in Yonkers the school levy is well over half the city rate. For a new buyer it now arrives as a credit paid by New York State rather than an automatic reduction, and it is registered with the Department of Taxation and Finance — not with the city, not by your closing attorney. Enhanced STAR for qualifying owners aged 65 and over is worth considerably more. People lose a year of it routinely.
