Ambulance Tasmania provides emergency ambulance transport free to Tasmanian residents within Tasmania and its islands, which is close to unique in Australia and the opposite of South Australia's paid subscription. The part nobody tells you: the informal reciprocal arrangements between state ambulance services do not extend to New South Wales, South Australia or Queensland. If you are a Tasmanian resident and you need an ambulance in Sydney, Adelaide or Brisbane, you will be billed, and a single transport runs into four figures. If you travel to the mainland even occasionally, check whether your health fund covers ambulance interstate — the fact that it is free at home is exactly what makes people forget.

From 18 February 2024 Tasmania waived stamp duty entirely for eligible first home buyers of established homes valued up to AUD 750,000. That concession ran out on 30 June 2026 and was not extended in the 2026–27 Budget; from 1 July 2026 first home buyers of established homes pay ordinary duty again. The Budget instead proposed a AUD 20,000 First Home Owner Grant from that date. Virtually every article and calculator online still describes the exemption as current, which makes this the single most likely thing you will be told wrong about buying in Hobart. Check the State Revenue Office directly before you budget anything.

Most Australian states run a three-month clock from the day you become a resident or a permanent resident. Tasmania runs six months from the date permanent residency is granted, and Transport Services can extend it if you cannot make the deadline. Visitors and temporary visa holders can keep driving on a valid overseas licence. A licence from a recognised country converts with no test; everything else requires an overseas conversion driving assessment, which is booked separately and is the real constraint on the timeline.

The whole state counts as designated regional Australia — Hobart is Category 2 and the rest of Tasmania Category 3, which matters mainly for how long a post-study work extension runs. Migration Tasmania's nomination criteria give heavy weight to people already living, working or studying in the state, so the practical route is almost always to arrive on something else and nominate from inside Tasmania. Quotas are small and the criteria have tightened, but for a points-tested applicant this is still one of the most accessible state programmes in the country.

The headline rents look kind next to Sydney. The reality is that Tasmania has the lowest median household income of any state and Hobart spent the 2020s among the least affordable Australian cities measured against local earnings, with a chronically thin rental market. If you are arriving on a mainland or overseas salary you will find it comfortable; if you are taking a Tasmanian salary you should model the ratio, not the number. Vacancy is tight enough that a good property is gone in days.

The state has a large stock of old, uninsulated, single-glazed housing and a long cool season, and the resulting indoor cold is a documented contributor to winter illness here. Electricity is largely hydro-generated but heating a badly built house is still expensive, and wood heaters remain common. At every inspection ask what the heating is, whether the ceiling and walls are insulated, whether the windows are double-glazed, and which way the living areas face. A sunny, insulated house and a shaded uninsulated one are separated by hundreds of dollars a month between May and September.
